Advice for Landlords

The Accreditation Scheme has been welcomed by the local universities, who have not only undertaken the accreditation of their own campus accommodation, but also prioritise accredited properties on their accommodation list.  The scheme was initiated as a means of assisting landlords in their efforts to provide accommodation that is both satisfactory and compliant with statutory legislation, including the Housing Act 1985 and Management regulation.

 Grants are available to assist owners of accredited properties

Grants are available to assist with;

  • The installation of certain fire safety precautions
  • Security measures and/or for certain energy efficiency measures, including cavity wall insulation and loft insulation.
  • Properties are usually accredited by landlord request or accreditation can follow on from previous enforcement action where all works that would have been needed to accredit the property have been completed.

Some pointers to remember:

  • Avoid Carpets in the Bathrooms
  • Have plenty of storage space in kitchens as students are individuals, although living together
  • Use wipeable paint on the walls to minimise marks
  • Have extra kitchen workspace, cooking facilities and sinks
  • Make sure that furniture meets currently safety regulations and is of a good standard
  • Have fitted wardrobes so that they are not moved around
  • Ensure that there is seating for enough people as students usually have a lot of visitors
  • If your property has a garden, make sure you leave adequate equipment for the students to maintain the garden or arrange for a gardener to regularly mow the lawn if you have one
  • Make sure tenants are aware of the recycling and refuse collection days
  • Have a bike rack outside so bikes are not taken in but can be secured safely by a D-lock
  • Ensure that smoke detectors, alarms and fire blankets are installed
